Tips for Selling Your Denver Home During the Summer

It’s hard to believe that Memorial Day has passed but this means that summer is “unofficially here.” And, here comes the summer real estate season. While the summer season can be a good time to put your home on the market, it can also present a few challenges since people get busy…they go on vacation, kids are out of school and summer activities galore are luring them from their house hunting duties. All of these factors may decrease potential buyers’ interest in looking for a new home unless they are truly serious about it. However, this doesn’t mean that buyers aren’t out there. And, the buyers attending showings may be more serious ones.

Since there are fewer buyers during the summer months than during the busy spring selling season, it means that you need to take a few extra steps to make your home shine before putting it on the market.

Here are a few suggestions on how to present your home during the summer months:

  • Outdoor Living Space – If you already have an outdoor living space, it’s time to spruce it up. And, if you don’t have one, it’s the perfect time to create one since potential buyers will picture themselves hanging out in your beautiful outdoor living area for many future summers to come. Consider adding outdoor furniture, colorful accessories, lighting, etc.
  • Enhance Your Landscaping – Landscaping is an inexpensive way to make your home more attractive to potential buyers. Add new plants and trees to enhance your home’s curb appeal. And, don’t forget to water your grass and trees so they are green and lush at all times. You should also consider planting flowers in vibrant colors.
  • Let the Light In – Be sure to let in as much light as possible by opening blinds and curtains.
  • Summer Accessories – There is no need for heavy curtains or blankets for several more months, so put them away. It’s not the time for your house to feel cozy – you want it to be as fresh and airy as possible. To accomplish this, consider putting out summer accessories, fresh flowers, or bowls of fruit. And, if you want to take on a larger project, add some light paint with summer accent colors.
  • Don’t Skimp on the AC – You do not want buyers to think that you air conditioning unit isn’t working properly, so you should set it to 70 degrees or lower for showings. You also want potential buyers to be comfortable and cool during their showings.
  • Lighting – Consider adding additional lighting for aesthetic appeal and security purposes.
  • Neighborhood School Information – Since your potential buyers may want to put their kids in a new school at the start of the school year, consider providing information on your neighborhood’s schools, especially if they are strong.
